Renovation Loans Australia — Finance Your Home Improvement 2026
Compare renovation loan options in Australia: construction loans, personal loans for renovations, and home equity. Current rates, eligibility, and tips.
Renovation Financing Options
1. Construction Loan
A specialised loan where funds are drawn down in stages as the build progresses.
- Best for: Major renovations ($50,000+), structural changes, extensions
- Pros: Interest-only during construction, progress payments protect you
- Cons: More paperwork, requires builder quotes and council approvals
2. Personal Loan for Renovation
An unsecured personal loan used for home improvements.
- Best for: Smaller projects ($5,000 – $50,000), cosmetic updates
- Pros: Fast approval, no equity required, simple application
- Cons: Higher rates than secured options, shorter terms
3. Home Equity Loan / Line of Credit
Borrow against the equity in your home.
- Best for: Large projects where you have significant equity
- Pros: May offer a lower rate and longer term than an unsecured loan
- Cons: Your home is at risk, longer approval process
Renovation Costs
There is no reliable Australia-wide price range for a kitchen, bathroom, extension or other renovation without knowing the location, size, materials, site conditions, approvals and labour. Obtain itemised quotes and verify what is excluded before choosing a loan.
Budget Rule
Set a contingency that reflects the project’s scope and risk, based on advice from your builder or quantity surveyor. Do not treat one fixed percentage as suitable for every project.
Interest on money borrowed for renovations may be deductible only to the extent the borrowing is used to produce rental income and the property is rented or genuinely available for rent. Mixed private and rental use must be apportioned. Source: Australian Taxation Office, checked July 2026.
Red Flags
- Builders who demand a large upfront payment without a contract and without checking the deposit limits that apply in your state or territory
- Loans that don’t require builder quotes or contracts
